Yeah. I need 2 years to get together what I need as I am going it solo currently. I dont want to pay the mortgage insurance so i'm going for a bigger deposit.

I wouldn't discount mortgage insurance to get your foot in the door so to speak. The market will move in 2 years and that could keep pushing the deposit needed beyond your reach. You can always refinance after 12 months to drop the MI......all my house purchasing has been solo to, I know your pain!

18's will have thinner tyres = shitter ride.

17's will have a sidewall = comfier ride.

Don't bother with sway bars and what not. Sure if some come up for a steal, grab them. But I wouldn't be buying new. You'll still have body roll or will end up with more NVH running super thick bars on a car that can't utilise them (and will still have body roll).

Everyone has this mentality that a road car should corner flat as a tack, which isn't the case.

I think youd start your own financial thread haha

without getting too far into it, sometimes you may find that buying the house earlier for a good price its worth paying the LMI as you will make that back in equity etc...
The market will start to pick up soon so might be better to jump in now and grab a bargain!

but thats just my 2 cents worth

Also re-house purchasing...

Compare the difference in appreciation of the asset vs the cost of mortgage insurance.

Buy smart now, reap the benefits in years to come.

the Mortgage insurance you pay will be made back quickly in equity.

No need to hurry up, but remember it is a never ending circle.

Want a house that costs $300k now? In 2 years time it will probably be worth $350k.

Your 20% deposit to avoid LMI would go from $60k to $70k. You would also have 'lost' $50k of appreciation.

So have a look at all avenues, sit down with a financial adviser now to plan when you can make the move, run 17's for a comfy ride and don't worry about body roll.
