I'm thinking of buying an investment property.

Hard to really write up an idiot guide to buying an investment property, as everyone's situation is different.
Basically you need to have saved enough cash to cover 5% of the purchase price plus fee's (Stamp duty, settlement agent costs, council rates etc) as a bare minimum. If you don't have the cash to do this, then you need to have enough equity in your existing home/mortgage to do the above. In regards to the tax advantages, I am not able to discuss this at length, it would be something you need to speak to accountant about. I will PM you to discuss your situation. Cheers Sam
