I'm thinking of buying an investment property.

can you write up a quick idiots guide in what things people would need to consider or need to make it possible/viable? - especially the possible tax advantages & how it all works in theory.

Hard to really write up an idiot guide to buying an investment property, as everyone's situation is different.

Basically you need to have saved enough cash to cover 5% of the purchase price plus fee's (Stamp duty, settlement agent costs, council rates etc) as a bare minimum.

If you don't have the cash to do this, then you need to have enough equity in your existing home/mortgage to do the above.

In regards to the tax advantages, I am not able to discuss this at length, it would be something you need to speak to accountant about.

Even if you don't want to fix your whole loan, fix half or a quarter or whatever you want at this super low rate.
