What are the rough costs associated with sub dividing a residential property.

First of all you'll need proper approval, after that is gained, or you are certain you can sub divide in your current location come and see me as a detail survey will have to be done on the property, I can also assist you with plans, choosing a builder, sourcing materials, drafting, pegging the boundary and the setting out of the slab and house/fences and any other needs. Also depending on the age of the property you would want to look into getting it converted into underground power as this is easier and in the long run better and more viable for a strata lot.

Not forgetting - if you buy a block and subdivide immediately to sell off the other half you will have to pay capital gains on the sale of the other block.

Mate found this out the hard way by not asking Mel the ins/outs when talking tax & investments!

Dylan sort of knows his stuff but not quite there.

First zoning. Is it subdividable? If you don't know pm me address I can find out.

Second application to WAPC. Includes a feature survey and proposed subdivision. Also green title or survey strata? Cost alone for the application is +3k. I'll do the feature survey and all your paperwork for a fee.

Statutory 90 days wait on wapc.

After that, you will have a bunch of fees to pay including water corp, western power and local government. Without knowing the property I can give you a proper estimate.

Allow 30k and you will prob have dome coin left over.

Yeah sorry, left a few things out to give you a rough idea on what is needed, basically as spektre said ALOT of paper work, filing for applications and waiting, as well as some big fees.

Though its hard to tell without your information, you're looking at the 10's of thousands without even laying the slab.

If you want any help of information let me know, I also do this on a daily basis, or refer to spektre he also knows his stuff.

Depends on what area its in before u talk costs.

clay area will be more expensive.
