If you work slacker hours, you can fight the other lemmings in traffic
My house (Harrisdale) to office in Canning Vale 6am ~ 5 - 7 minutes. At that time of the morning, I can make it into the city in around 20 - 25 minutes depending on traffic lights. From Harrisdale / Piara Waters, you can sling through 2 or 3 back ways to avoid a mountain of traffic on Ranford / South St at the wrong times.
At the end of the day, do your own research and buy what suits you Ryan. You have to pay for it and live there, so make sure you are happy and dont bow down or be swayed by others.
