ok despite all of the above - If you want to lowball the vendor have a decent deposit to 'show' how serious you are.
More serious is cash unconditional but you either know the property very well, are going super hard on the price or just plain crazy.

Everyone is correct that you can pull out if you word it correctly and all offers are to be presented BUT

A good deposit with a lowball offer may be looked on better by the vendor than the higher offer and $1,000.00

Simple $ talk and you can pressure the situation to be in your favour.
