What kind of approvals from the council have you got? (if your going to get it approved) we found that when we built the granny flat that the main hurdle was what we could build not what the costs were...
But if you have it all approved. I would contact your local Philipino brikie and get them the build the walls (not being a racist but generally the 'Asian' brickie will get the job done the quickest and cheapest) then get a quote from a shed building place for a gable roof?
The only problem with that is the council may want a builders reg number.
But I would guess that you could get that done for less than $10k
