I have seen one go for around $12k.

Might as well get a RS Liberty if you only have that much money to spend. Its got a better interior with much better creature comforts.

Redbook is not used for dealerships for official vehicle pricing, it is an extremly rough guide. Dosnt take into account the condition of the car and the market for that car at that particlular time.

You should get one in good condition for about 15k??

redbook is also based on eastern state prices, cars will sell for a little more in WA.
