Default I think I need an Architect amongst other blokes.

The wife and I are at a cross road at the moment. We are in Kingsley in a 4x2x2 and trying to figure out what the best option would be.

1) Renovate the house just a little to make it livable ie replace electric hotplates with gas, maybe new carpet and get the gardens looking shmick again before then moving out into maybe a 5x2x2 with room to make it a triple garage. OR......

2) Stay here long term and renovate the shit out of this place. New kitchen, all new floors, repaint, full new ensuite, turn front formal lounge into theatre room which would involve bricking in one area, turn double garage into triple, new patio and the list goes on.

3) Sell this house and the house we have in Dalyellup and find something noice.

Anyone a builder or architect on here who could give us some advise on things and maybe rough costings?

Are you able to subdivide the block or have a Survey Strata performed on the lot?

Since the market is more competitive in 400-500k marks people have been getting better returns by selling 2 cheaper parcels than 1 larger parcel of land.

but iy will depend on the size and location of your house, r-codes and council approval.

if your happy with kinglsly might as well stay & renovate.
otherwise sell up & have a look around other areas.
Ever thought of getting away to the hills?

Nah like the coastal area. As for splitting the block in two, it's not big enough, only mid 600 squares.

hmmm it really does get expensive if u renovate and pay someone else to do it..

Id only do it if the location was perfect..

It would be best otherwise to just find a house and lcoation taht would suit u better and u would want to live in long term..

Moving costs big money when you add it up. A good architect could easily design some renovations to your existing home and the cost for drawings and design will likely run you $5K to $15K depending on how much you want done. I have a mate who is a senior draftsmen for an architect we are using for our new home. Send me a pm if you want some contact details.

If you cherish your marriage and want to stay with your wife, do not do option 2. Biggest head fuck and strain on relationships is renovating IMO.

Id move, seeing how people live in houses being renoed would suck! and they never really end up looking that great imo.
