Completely understand - being an ex-property manager myself. Plenty of people with attitudes/chip on their should/powertrips. Though unfortunately - it comes with the territory. The only phonecall ever recieved by a property manager is when something is wrong/broken.. and the phone never stops!

Also in regards to breaches, its all outlined in the lease. If you are a day late you should be breached.. REIWA says so. Mind you - that means nothing until you appear in court and are found guilty. So I wouldn't stress about it.

It's easy enough to harass them back just as much. The lease is there to protect the tenant also. If anything - start refusing to answer calls and request it all in writing. Deal with email/letters only as this gets too hard for most and stops alot of the powertrips - covers your back at same time.

Thankfully none of you are my commercial tenants . . . I get sick of chasing up rent payments.

I apply interest from the 1st day overdue, the on the 14th day I just get my lawyer to write the breach of lease notice - then send our legal bill to the tenant as per the terms of their lease.

When you do get upset at your property managers - imagine it was your leased property and whether you'd feel the same way.

I know she can legally breach but my issue is she hadn't even checked to set if it was there + the lovely msg first thing in the morning. Plus from a stress/workload point of view she is making it hard on herself, a bit of courtesy goes a long way & stops grudges or complaints.

Settlement's on our unit

Everything is going wrong, and the whole process is being held up because an electrician "forgot" to post our Electrical safety certificate which WA housing is insisting of seeing an original copy of.. que couriers and hundreds of dollars in costs.. plus me driving round for 2 hours fixing paperwork that was screwed up by our broker/settlement agent!

NOT HAVING A GREAT DAY!

You don't actually have to supply that certificate. You just have to tell the settlement agent that it complies with the RCD/Smoke Alarm legislation

Nope, in our case WA housing is involved as they own 30% of our unit.. and before they will agree and sign off they are insisting on seeing an original copy of the cert. We have given them scanned copies and even got the electrical company to e-mail them confirming that the cert exists etc but they won't let it go ahead.
