Default URGENT help needed

hey gents and girls..

Im wondering if anybody out there is a structural engineer or a registered building surveyor as i need to certify that my patio is all good for the council, i need to do this within the next week as i have sold my house and the buyers want my existing patio approved...

so if anybody on here is able to help me with that or knows someone who can it would be much appreciated, just trying to avoid the full cost of calling up a registered buisness, no reciepts required either.

I think you'll find that it's the council that will approve the patio, not the engineer. Sure, you can get an engineer to have a look and tell you it's structurally sound, but it will still need to go to council to get approval. Council has their own engineers that will look at it. If it's a half decent patio and built within the setbacks defined on your property the council will just hit you with a retrospective fee (call it a small fine for not doing it through them in the first place). Unfortunately, even if the patio was up when you bought the house the onus is still on you.

Best you get it done cause if it falls down and hurts the new owners, expect a summons in the mail...

the patio is half decent, think i have a building inspector to do the job, but the counsil makes people get there own inspection they do not even come out to the house at all.. just another way to handball the job off to other people to put less responsibility on themselves.

So the council doesn't want to know about it?? If the building inspector says it's OK then thats it?? Seems unusual, but if that's the case - sounds good to me

the counsil wants a signed form from the approved building inspector or structural engineer saying its good to go and that it fits in with the building rules and regs, i bought the house with the patio unregistered its not a problem but they want it done and i want the house gone...
