Whilst on the subject of valuations .... we just had our townhouse valued in Yokine .... down 70k on last jan.
The problem is alot of it works on what similar properties in the area have sold for recently and the properties that have been sold to clear debts have been dragging the values down. Its shit but what can you do.

Chad O'Reilly Valuations WA 9242 1611 0422 081 166 Tell him Riggs sent you. That said you would be lucky to stretch it over current valuation.

Its an adjustment. go back 5 years on the value of investment compared to current values (yes the doom and gloom ones) and you will still find a hefty increase.
Cash is king right now, funny how its near on impossible to generate right now. Hold tight kids the worst has passed us. Good luck on a 'happy' valuation.

Thanks Riggs and guys. I will try that lead. Yeah mine is down $25K but we have done a lot of work to the property.
Cash is king jme... my industry is fairly non-recessive but fuck people are scared...
