Home Building Advice
Hey guys,
Just in the process of building my first home with my partner. It’s a pretty stressful picking process and I would appreciate any help. Soo…. We have secured a block in Aubin Grove with deposit paid and titles to be released in April this March this year. We have a budget of about 515 K with 265 already gone for land. We had originally intended to build with Dale Alcock but after getting prices for what we wanted they are about 30k out of our budget. So this weekend we have seen homes that we have liked from Celebration Homes and Affordable Living. Does anyone have experience with them and can you tell me good/bad about them. Also can anyone outline all the little costs associated with building a home that isn’t mentioned in the normal house price i.e. site work etc. Cheers |

Affordable Living are fairly young in the building game,
Celebrations have been around a fair while and have a great track record. We were originally going with Celebrations but went with Content which was a huge mistake. Don't take what display homes look like either for quality, you need to go look at some that are in the different stages of completion to gauge the workmanship. All the best with it mate, if I could redo this house I'd have chosen Celebrations.

We have just finished building with Ventura. Site costs will vary on your block condition. We allowed about $2000 but only cost around the $800 mark.
Display homes are a far better quality than the average build as preciously mentioned go and have a look at a few in construction. |

in all seriousness good luck with it, my pads just gone down on my house in cv, excting times, im guessin you havent bought like a house and land package? but bought the land and now looking for builder? alot of the stuff through builders, like air con, landscaping, etc, they will include a certain amount for each in the house package but its usually not enough then they try to slug you with more costs later, try and do alot of this stuff on your own. You save a shitload, i had a 5k ladnscaping allowance i nthe package that they indicated would cover it, then my builders came back n sed they wanted like 11k all up for landscaping meaning id have to come up wit the extra 6k! so i did my own research and got quotes for about for 4-5k for the same job! they just use the same people you would and put their huge markup on op. Firstly, if you liked Dale Allcock (the general design feel that is- not the extra raised ceilings and 'fruit')... then Celebration Homes is for you. Dale Allcock actually own Home Buyers, Celebration and Web & Neaves outfits so you generally get a good quality house and some experience from being around and building for the entire spectrum of homebuilders (Web & Neaves being the bling end).
I can't say that I can detail you everything, but if you're interested, PM me as I can put you onto a really genuine/ nice guy at Celebration Homes who will go the extra mile and look after you- even after it isn't really his responsibility to do so anymore.

My brother just built with Celebration homes and he reckons he had not issues with them, and he is quite happy with the end result.
I just picked up my keys for my house, I built with New Generation/Summit and im very happy with the end product. Had no issues what-so-ever. |

Stay away from Dale Alcock Homes, please! you do not need the problems I am having.... I knew I shoulda gone with New Generation Homes

Hey guys.. am in the same boat as wrexter, but we looking at building off a design.
We have been looking at Invogue and Plunkett.I've been told by others to make sure you have evrything written down. Any changes and they will rip another hole in your wallet. |

When you get to the brick phase of building, check the cavities to ensure they arent full of cement, also check for adequate use of wall ties.
Also when looking at display homes make sure you ask what is and isnt included in the standard package, as you'll find they definately juice them up a lot. Last edited by mARC; 11-01-2010 at 07:53 PM. |

What ever you budget expect it to blow out .
No matter how much planning you do, You always forget and dont realise how much extra shit you have to do. its never ending haha I have been in my house a year now and just finishing gardens etc. |
