The 12.5 should be ok for that size house ( same as my house ) we originally had a 15kw single phase fujitsu and it was pretty strong. We had it replaced due to hail/storm damage and ended up with a 15kw three phase and it is too powerful. You are better off with a system that is working to hold temp rather than shutting off all the time because it overshoots the setpoint, which is what ours does. That's how it was explained to me by the aircon shop anyhow.

The only other advice I would suggest is zone all your bedrooms separately, I ended up putting another one in myself afterwards as two of the kids rooms were joined and it was a pain in the arse and more expensive to run.

How did you find the fujitsu? I've been told mixed stories guy at work has had nothing but problems like the system overheating and shutting down at 24 on a 35-40 degree day

I know our outdoor unit is being installed on the east side out of the sun

Your mate must have had a faulty unit, mine sits in full northern sun and never misses a beat. Neither did the previous unit.

Personally I would go the smaller one, you'll be fine either way.

Clean you return air grills regularly or your bills will go up.

Tell him to check nd clean return air filter other than that possible gas issue
