Try Opteon for a real world evaluation, otherwise a local real estate agent should give you a rough idea on value (but they will tend to overvalue to help get the listing).

I had a valuation done by proper valuer cost a fair bit too,came back I was shocked actually how high it was and I was told it was usually lower than a real estate valuation. Went to local real estate who did for free and said it was lower price, sometimes you need local knowledge of what houses are actually selling for in your area...
