$50k ... what a load of shit. You be lucky to get 1% of purchase cost from me.

The subject to finance from a "specified" lender is the clause always included. We would always use our main bankers and as Grumpy suggested can be used to back out of an offer.

As stated, $50k deposit is not on...$1000 is the norm....and a deposit is required to secure an offer even if finance is approved....and also as stated "finance pre-approved" does NOT guarantee approval once an offer is accepted, so it is always wise to put a "subject to finance approval" clause for this reason.

I was recently caught selling an investment property...accepted an offer but the vendor didn't pay a deposit in the specified time...agent kept chasing him up and then found he had offered on another property, so effectively put my property off the market for 3 weeks.

Remember to protect yourself well with any offer you put in....remember that many real estate agents have similar morals tomany car salesmen....note I'm not saying "all".....

ok despite all of the above - If you want to lowball the vendor have a decent deposit to 'show' how serious you are.
More serious is cash unconditional but you either know the property very well, are going super hard on the price or just plain crazy.

Everyone is correct that you can pull out if you word it correctly and all offers are to be presented BUT

A good deposit with a lowball offer may be looked on better by the vendor than the higher offer and $1,000.00

Simple $ talk and you can pressure the situation to be in your favour.

We put an offer in on our current house with $60,000 and this was our choice.

It showed the vendor we were serious and allowed us more time to seek finance.

$50k deposit is not on? sorry you are wrong, its all by negotiation.
