i was reading up on the fake lawn, its garantee is only 7 years. so it will cost between $1500 - $2000 to install. then redo that every 7 years if it will last that long. i wouldnt think that growing real lwan will cost you that much over 7 years.

Watering, time, effort, food, etc.

But mainly time. Do you have that much cos i know i dont. If i owned i would go the faker stuff. The new stuff these days looks great.

lawn mower, petrol, oil, fertilizer, weed killer, all add up plus the time it takes you do it, then dispose of the clippings....its a no brainer

I walked on some of it at display homes.

It felt like shit!

It was very hot, almost burning my feet. Very hard to walk on, almost like walking on concrete. It also felt very gritty with all the sand piled on it. I was almost set on buying some until that moment and decided it would never be for me.

Real lawn prepared properly is just so lovely.

fyi - There are a lot of different quality lawns available and in general you get what you pay for.
For areas that are going to get a lot of traffic and use I recommend spending more and getting a softer, better quality. In areas where its really just for show (like my front yard) I went with the cheapest version.
