Good suburb but yeah getting anywhere in traffic is a pain. I luckily start work at 5:30-6:00am so no drama. Lots of bogans around but not deros/lowlifes.
My house is f^%king huge, and well built, around 11 years old.

Go a suburb north. Willetton, Leeming, Riverton. Location is much more accessible. Houses are generally a bit older, but quite a few redeveloped homes around if that's more your liking. Same sort of money as CV.

Is amazed as to fast those new land areas have moved along since I moved to Perth 15 years ago...
Piara Waters, Harrisdale, Southern River, and any others on Warton / Nicolson / Armadale Rds Most of that area was just farm land |

the land prices in CV when I was looking at building was pretty high for what you get but in areas like Piara waters and Southern River doesnt look soo bad
peak hours traffic on south street/ranford road going toward CV is terribad andNicholson road isnt any better but least you can gate it under the Row hwy bridge... just be sure to do it going toward freo not the other way as you will get pinged from the red light combo camera I live next door in Leeming

i live in gosnells...but it wasn't as bad as it is now when we got here 20 years ago. became more derro when the traino got built and the abos found a new hangout spot.
cvale is nice and has lots of little lakes and parks. for your info about schools: i went to thornlie senior high, not a bad school but its getting worse as the generations progress :/ shops around cvale not bad, and the cvale markets are pretty good |

Land and homes are more expensive commonly referred to as overpriced but this keeps the "unwanted" out. Parks around every corner and ongoing development will keep them and rates higher for a while. If price is an issue look at Piara Waters, Southern River & Harrisdale instead, a bit more bang for your buck for the extra 10 - 15 mins travel.
I moved from South Perth to try out true suburbia and no regrets other than the traffic especially peak hours. Once the rail line and better buses come along it should alleviate congestion. The rates were cheaper in South Perth to my surprise. It is certainly family oriented, good schools, safe and quiet. Riff raff from neighbouring suburbs do pay a visit but they stick out like a sore thumb so no dramas there. What it also needs is a decent Westfield/Centro shopping Centre and then we would not have to put up with Carousel, there is heaps of space for it even if it were placed next to the prison |
