I'd look 20 suburbs North, then go north from there.

Seriously though, buy a place where you can afford to break into the market. I don't live in Butler because I love the place, I live here because I could afford to live here and the future shows a lot of growth, so it was the best value for money. Schools coming, train on its way, 2km from the ocean etc etc. you have this grand plan to set up, have a family, enroll in schools etc, seems like you're looking a bit far ahead of yourself. You'll probably end up meeting a girl and moving elsewhere for her anyway. Id just look at buying in a place that has forecasted growth, so you get value for money. Buy the shittest house in the best suburb you can afford, for example.

Canning Vale is a cluster fuck of a place to get in and out of like many have said previously. I spent my first two years living in Australia in Canning Vale, Working at the airport and Nicholson Rd used to give me the shits. Also don't even think about catching a taxi to town lol... you might as well buy a car... take it to town and back.. and then dump it for the same price...

The other problem I found is that living so far away from the coast, it's a BITCH in summer. Living near the coast you at least get the sea breeze to cool you down.. and then there is the lack of public transport. The train line doesn't really come close to Canning Vale etc.
All that aside, I found living in a brand new house with no yard pretty appealing.. no real worry about doing lawns and maintenance.

There are plans to fix up the Nicholson/garden street roundabout and possibly sinking or raising the train line.
Also read about a future canning vale train station, which would be nice but would also have its disadvantages!

They have been takling about CV train station for a year and so, so will happen just need to push a bit harder. Will ease a lot of traffic in general if that happens.

Need to fuck off the goods train crossing as well, that doesnt help either during peak hours.

Doubt that will get rid of it any time soon, considering that they have recently resurfaced the level crossing on Nicholson.

Sinking/raising the road/train line would be havoc for the area, but would be a lot nicer once completed.
Can't see it being done any time soon though

Takes me 10 minutes to get to the freeway or Cockburn train station.
Easy to get to choice of shops, choice of schools, etc.

Will test out this rush hour traffic issue this week but I work FIFO so shouldnt be an issue. Train station would be good but I never take the train now and Im 2 mins from Stirling station..

Will be farked if I buy a house with a tiny yard, I want a pool if Im not going to live near the sea!!
