Thanks for info guys.

House is owned in embelton (6+yrs so no issue with tax) i think its zoned r2.5 would be better if thats changed so i can get more blocks out.

1. Not connect to sewage although it is in the area.
2. No underground power.
3. Not clay just soil asfaik
4. Go green title if possible (1400 sqm block)
5. House not going to be demolished at present time just wanting to sell off a bit of land.
6. Not wanting to build just divide and sell.

Doubt it is zoned R2.5, most of Embelton is between R17.5-R40. R number is allowable lots per Hectare i.e. smallest lot size with R20 is 500sqm (10,000sqm/20).

First thing to do is work out how close the sewer is to the property - can't subdivide without it & most of the cost will be dependant on this answer.

Sewerage is right at the bottom of the property not too far away asfaik.

I don't know anything about it. Yeah its better if you consult with a builder or a related lawyer. He can help you better than us. Hope he will charge nothing for counselling.

going through this process now, how hard or practical is it to get water corp head works/sewage and western power green dome done in advance of the wapc 90 day wait period?
