Ok so 3 home opens later and the house hasn't sold yet. We have been trying to find affordable rentals around our current area due to obviously not having any guarantee of when the house will sell and if it does whether the new owners will be investing or occupying.
So we are still yet to find a rental at $400/week or less which has air con, lockup garage, pets allowed and in a decent suburb NOR. What are some decent suburbs NOR that would have what we want? Have been looking at Tuart Hill, Yokine, Joondanna, Osborne Park, Balcatta and Westminster.

Geez I wish I could sell all my listings within 3 home opens
The company I work for has nearly 1000 rental properties under management, and we have leasing consultants who just put tenants in properties (ie they're not property managers). If you like PM me your email address and I'll email you a list of our current vacancies and put you in touch with the LCs and they'll let you know if anything suitable is coming up |

Offer to buy the house you're currently renting for 7-8% less than they're asking.

Thanks Andrew PM will be sent.
I had a look at 2 places in Westminster today which ticked all the boxes but I'm not sure how safe the area is and the fact that one of the local junkie's decided to have a chat with me at the bus-stop when I was on my way home and when I asked how safe the suburb was he then proceeded to show me his flick knife that he 'carries for protection' I didn't feel too safe . There are some really lovely looking places in Westminster / Nollamarra but am wondering if they are just shit suburbs?

Will need to save for another 3-6 months for a deposit now that Mark had to spend $$$s on a 6 speed + clutch + labour. Was told by finance we would need a deposit of $20,000 to purchase a property valued at $400,000.

Westminster is OK, better than it used to be but stay as west as you can! Same with Nollamara which is probably a bit better than Westminster. Got your PM, will send the stuff thru in the morning

Im currently in Joondanna in an air conned 3x1 for $360 a week. I like the suburb and general area. There should be plenty around for your price range, but seriously BUY! cant wait to stop renting.

Ahh but the issue is we need heaps of storage for the assorted car parts Mark has, he wants a/c a good sized lock up garage, parking for visitors and pets allowed. Not too many like that in the Joondanna, Yokine, Tuart Hill area, most places seem to have car ports.
I'm keen to buy but without a 5% deposit aren't in the position yet.
