I've been to a home open before and the owners were sitting out the back with their dog sipping wine chillaxing while the home was open, and i think this was for about an hour.
So I cant see how you dont have the right to do atleast that!

negotiate some free rent in exchange for being cooperative, i have to do things like this all the time to keep tenants onside and given that its very much in the owners interest for you to assist the agent its not usually an issue to arrange

it's very rare for things to be stolen at home opens, i'm not saying it doesn't happen and obviously some areas are better than others but applying some common sense (ie don't leave easily pocketable valuables lying around) goes a long way. last time i heard of it happening was in the rockingham area, and the lady had left her ipod and some jewellery sitting on a bedside table

the agent will get the names and contact numbers of people coming to view the home as he surely wants to follow them up after! given the current state of the market don't be surprised if its just the agent sitting around hoping someone will turn up at the open anyway hahaha

I've spoken with the sales manager this morning and I will be staying in the house during the home open.

Make it quite clear to the agent what they may tell prospective buyers about the tenants.

When we were renting the real-estate agent took it upon himself to tell some prospective buyers in a loud voice outside in a block of flats we were renting in that we were both FIFO and were never there.

Thankfully I was there and reminded him hard objects hurt if he was to mention it again.

Needless to say he didn't get an offer from those clients and was considerably more respectful the next home open.

I've never rented a place before, but have had home opens at my own houses in the past when trying to sell. I've never had any real problems, other than one occasion when i had some aftershave nicked from the bathroom.

I've also been to home opens where the tenant/occupant has been home. Its not uncommon at all.

Also keep in mind that if they sell the house and the buyer doesn't want you in there after they've purchased it, they can terminate your tenancy with 30 days notice, whether you are in lease or not.

i didn't think they could? i signed a years lease for a place when i moved back to Perth and not long after it went on the market. the buyer had to wait till my lease was up before he could move in? or that's what i was told, i also wasn't asked to leave though?

Our lease is up early in October so it shouldn't be too much of an issue as it would be unlikely that the first home open will produce a buyer and in any case the settlement date would end up being close to the end of lease date.

In regards to the issue of what happens to the tenants when a new owner comes on board it depends on the wording of the contract between the buyer and seller. i.e as Joe posted whether the house has been bought as a vacant property or as a tenanted property and in either case it would be up to the new owner's discretion as to whether they want to offer the house up for lease.

Rentals are shit if you're a tenant. I would be looking for a new place already if i were you.
