do I say subject to; finance (still sorting but will be cool) Building inspection? Electrical inspection? or do you just check the joint out yourself, plumbing, wiring etc. It was built in 87 and "appears" in pretty good nick.. Re the strata issue, theres only 4 in it and was just keen "if" I wanted to extend it, would it be possible, another sweetner for me (convincing myself it is a good deal, which i think it is even without considering the option of extensions in the future)

Mate part of the contract is that all electical is working. If you move in an a bulb is blown you can get them to change it.
Building inspection is probably not necessary, depending on where the building is situated though. Have a read of the Stata Guidlines your strata company has put in place for you as every strata is different.

Pete, you need to put down
- subject to finance, if you're not paying the lot yourself, - subject to building inspection (there's a standard form that reiwa produced for this, annexure A) part of the contract of sale states that all plumbing and electrical must be working on settlement day PM me if you need a reliable structural engineer that won't cost the earth he also checks the electrical and plumbing (visual) but still pretty thorough i would do building inspection no matter how old or new it is. its an investment worth 100,000s and inspection will be at most 1000, small outlay for a large investment. just because something is new, doesnt mean someone didn't take short cuts you have a right to obtain copies of the last strata meetings, expenses, etc to give you idea of how much is in the kitty and what they plan to spend the $ on. this will give you an idea of what potential problems the strata may have, e.g. security, drainage, lawsuit from someone breaking a leg due to tripping on a tile sticking out on the common driveway, etc joe |

its hard to extend a property on strata title
if you can convince the other 3 owners to turn the title to green title, meaning its stand alone, and u can do whatever you want subject to council (and neighbours) approval |

cool thanks team, currrently being fcuked over with finance (only been in current job for 1 month, still on probation) but am gunna be an asshole and put an offer on anyway, if can't get money then it wasn't ment to be..

pete, i can't see the bank not giving you the loan due to your job
they ask you for your employment record and ppl change jobs all the time. more so now in the resource industry due to increase of rates from one company to another |

I work as a team manager in housing loans and i can say we won't and i doubt any other 'bank' would touch it either unless say you were a nurse or a policeman.

PUt in the offer subject to finance, whilst thats in 'progresses' do your research/inspection, if its not what you expected then your finance was unfortunately rejected

Pete - I start work in mid october, give me a PM if u can't get a loan still. I will be the credit provider and not merely a broker, so I can control the rates. I'm also the underwriter, so you won't have problem with approval. We'll have rates better than any other lending insitution out there as well, bar none.
