Default Housing sqm sizes

just a quickie, If some house or villa etc is said to be 90m2, does that mean it's approx size, if a rectangle could be, say 9m by 10m? is the calc that simple?

If I could extend a villa and i had 30m2 to play with, I could look at constructing a bedroom/ensuite say, 5m by 6m yeah?

yep your on the right track...other things to consider are restrictions like setbacks and footprint ratios (if you hav too much building on too little land )....

I actually just got this email today from outdoor world coz were looking at extending. But yeah, I think u have to apply in writing with plans of house and block size etc and the with most coucils and they have a building inspector guy come out and have a look before u can go ahead.

Just remember if its a villa your looking at Pete, often no structural renovations can be done because of strata company/body corporate rules...

cheers guys, yeah, just looking at buying this place and it has a heap of spare land, providing the body corperate approved, and the council did, zoning etc then i could add another bedroom + ensuite etc...options thats all.

Right, offers, what type of conditions is it wise to put on an offer? (never done this before)

Yeh Pete a strata can be a nightmare! Best to avoid if you can! I own a property in Trigg thats part of a strata. There are 8 units behind us and we have 500m2 of land at the front with a house we are going to demolish.
We have now been going back and forth for 18months trying to get approval from the 8 units behind. ITS A NIGHTMARE!
Make sure you buy into a good Strata, go and speak to a few neighbours first.

Whether they will accept this condition in the current market is questionable.

If its strata its a nightmare. Its a nightmare even if its not but you dont have to get so many approvals. Its a drawn out process, dont expect an easy resolution but it can be achieved - anything can, but you must realise that time 'constraints' need not apply when approval is required. Check with the council first, to see if how far you can build, if you can go with a parapet wall or require setbacks etc. From there you will then require the strata to vote and approve on your request. Good luck.

years ago house where measured in squares, being 10feet by 10feet, then we went metric and reduce a square to 39.37inches x 39.37inches.......land was measured in chains and rods to make up a good old acre.............and we paid for things in pounds and doctors in guineas.....................
