I reckon you know the housing market is about to pop when

a) everybody is talking about it
b) people on WRX forums are posting about it

it's like when the shoeshine boys on wall st in the US were giving stock tips before the depression

quick one for the experts, how long do you think it would take between "offer and Acceptance" and the "Transfer of Land" document in the sale of some land???

Offer and Acceptance is considered when you actually signed a contract to buy the land....Transfer of Land is the document signed by both parties and processed by the Registrar of Titles and organised by the settlement agent.

Keep in mind we are talking 1985 here, before computers and faxes yo!!!

(It took a month between the Transfer of Land and recieving the Certificate of Title)

how long is a piece of string? It depends on the settlement date you put on the O&A document. You might sign an O&A and settle (i.e. sign transfer docs) in 30 days, 6 months, 12 months, etc - the Transfer doc only gets prepared & signed closer to the settlement date.

yeah I pretty much new it would be longer rather than shorter, Just that the land in question was purchased close to the 20th of September 1985 and, on sale, may or may not be subject to capital gains tax. (Principal place of residence, more than 2 ha).

It's impossible to find detailed info from that long ago, we know transfer of Land date, just need to estimate when O & A was signed...
