Furniture delivery.

Was told that my new outdoor setting would arrive "sometime today" even after I repeatedly demanded they do better than just give a whole fucking day as their most precise measurement of a time window. For christ's sake, I've been up since 9am on my fucking day off and have to wait around at home all day for these clowns to show up when they're good and ready.

What's the bet they won't actually get here until 2-3pm this arvo... >:|

Real estate agents.

They told us we would have an inspection in our little unit we rent last friday. No one rocks up and no phone call. I have called them 3 times but the idiot that looks after our house is never there. Ask them to call me and still nothing! If i treated them as badly as they treat us i would be black flagged as a bad tennant.

Also been waiting 4 months for them to replace the dishwasher that is broken. We are paying rent based on having a dishwasher as its in our lease but they still havent replaced it!

What rights do tennants have?

more than that, your doing a favor by allowing access, you can say no, and ask for 28 days notice for inspection

Advise them you intend to stop paying rent until the dishwasher is fixed

Ah...what the fudge? It's a routine inspection, he's commenting that they didn't even show up.

And anyway, where did you pull the 28 days from??? Routines are between 7-14 days & sales are 24 hours at reasonable time. You can't say a flat 'no' to a sales inspection either, arranging it for another time is fine but it's a clause of the lease to allow access at reasonable hour with reasonable notice...don't do that and you'll likely be evicted/breached.

Nah not the best move, property managers take great pride in booting people out who actually make them do work & not paying rent is just a fast track to being booted out.

Russ, best to talk to or write a letter to the head PM or the licensee...tell them how long you've been waiting & how many times it's been requested. More than likely the PM has just been lazy or the owner won't fix/replace...but too bad because if it's there at the start of the lease & working the owner has to fix/replace. Make note if the owner was not wishing to replace it you will be expecting a deduction in rent. End with a nice little line saying please remedy this within 'X' amount of days or you will breach the owner for failure to maintain the property persuant to the lease. (Give me a buzz if you need to breach). If it went to Magistrates court they would lose instantly so if they are smart they will fix it.
