Quick update: the home open this afternoon went ok. The sales agent was great and escorted the potential buyers through the property so I feel much better about the safety of our belongings and privacy. Only 4 people showed up, guess its still not a very good market.

When i was renting, I had to get my bro to fill in a form to say he was moving in - Pretty much same as the rental application in the first place. I think they just like to know who else is living there.

It all comes down to the owner. If you can get a direct line to the owner and they are cool, you are winning. Most of the time I just called the owner to get things checked/sorted, as property managers are generally complete cunts in all experiences I have had with them. (slow, lazy, don't care about tenants, inefficient, anal about rent inspections (cobwebs ffs??), generally just want to stab them in the face and bury them in a shallow grave in the back yard)

It's harder to move out of a house than move in - final inspection etc, getting bond back - Even when you are an excellent tenant.

Speaking of shit property managers:

I had a meeting with Acton north a week ago about them sending me false Tenancy breaches for non-payment of rent.
The agent has erroneously taken water bill payments from my normal rent account (for 4 years & over seperate leases), breaking the law in the process.

She agreed to:
1.Write me a letter of apology regarding the incorrect breaches being issued against me, notifying me that the breaches have been removed.

2. Provide me with the office copies of all property condition reports made since I moved in (4 years worth!), seeing as they never leave or send me a copy after doing a periodic inspection.

3. Provide me with the documentation demonstrating when the water bill payment error was first made (day/month/year).

4. Provide me with information regarding legalities/ tenant liability of back dated water consumption for the 3 previous lease (expired) contracts.

Guess what they've sent so far?? .........FUCK ALL useless kahnt.

My next move is to issue them a breach........

The problem always is, it's a catch 22. You fuck with them, and they literally will fuck with your life as they know they have the power over you re: the place where you live!

Once again, get in with the owner if possible and cut out the dogs!

Have you spoken with REIWA yet Ross? Threatening them with REIWA usually will make them back down.

They can try to fuck with me (they've already tried to by trying to breach me for 3/4 of a weeks rent), they broke the law (by using rental monies to pay utilities) & they know it. They figured I'd just pay it without asking questions. Well, they were wrong!

The property manager I have now is the 3rd in as many years.... The only constant is this entire scenario is me....I've been here all along & have never been late on a single rent payment in over 4 years, never cause them any dramas.

Because it seems their accounting skills suck worse than my own, I am actually paid ahead by 4.5 weeks rent......Something which they have caused & again is against the law under the Act.

As is the issue that I paid a bond 'top up' after a rent increase a the signing of my new lease in Feb & they never issued me an updated bond withholding statement.

Or how about losing my most recently signed lease for 3 months, they had NFi before I rang them & asked where the copy for my records was........

So I have plenty to cause them grief if that's how they want to play........

I think they know I'm aware of what they've done & they don't want to give me anything in writing because it would corner them if I take it further.

Our rental is now up for sale. No problems with the owner. Their choice. Tuff titties for us.

What I do object to is that the real estate agents do not communicate. He phoned on a wednesday and asked to do a home open on that saturday. Fine. I can deal with that. Spent the rest of the week scrubing down the house making it look nice.

This week have had a look online on Thursday and see the house is scheduled for another open home. No Contact. Got a text message on Friday 4.30 pm stating that a open would be happening. Spent Friday night cleaning, again. Not happy as we have parentals visiting.

In summary; Goodwill is now gone. Looking to go elsewhere. Expecting another open home this weekend. Not happy Jan.
